The other, a few sections over, carries a Midlothian, VA 23113 address. Same builder era, same rolling wooded lots, same clubhouse and fairways. But one of those addresses sits in Powhatan County and the other sits in Chesterfield County, and the boundary between them has nothing to do with which town shows up on the envelope.
That's the part a portal search won't tell you. Zillow, Redfin, and every syndication feed sort listings by postal town, and postal towns don't follow county lines. A house tagged "Midlothian" could be sitting in Powhatan County. A house tagged "Powhatan" could technically be a few hundred feet from the Chesterfield line. Founders Bridge is the clearest example of this in the corridor, but it isn't the only one. A rental guide covering the broader Midlothian area names Bel Crest, Huguenot Hundred, and King William Woods alongside Founders Bridge as communities that share roadways and subdivisions across the same county boundary. If you're comparing Powhatan to Midlothian on price per square foot alone, you're comparing two things that, in these specific pockets, aren't even reliably two different places.
What Actually Changes When the Lot Sits on the Other Side
The tax rate changes first. Powhatan County set its 2026 real estate tax rate at $0.77 per $100 of assessed value, up from $0.75 in 2025 and $0.69 in 2024. Chesterfield County's most recently published rate sits higher, at $0.890 per $100. That's roughly a 12-cent gap on every $100 of assessed value, and on a Founders Bridge home assessed anywhere near the community's typical range, that gap adds up to real annual dollars, not a rounding error.
The school assignment changes too, and it changes based on the same line, not on which zip code the mail carrier uses. Homes on the Chesterfield side of Founders Bridge feed into Bettie Weaver Elementary, Robious Middle School, and James River High School. Homes on the Powhatan side feed into Powhatan Elementary, Pocahontas Middle School, and Powhatan High School. Two families golfing at the same clubhouse on a Saturday morning can be dropping their kids at entirely separate school systems on Monday, run by separate school boards with separate calendars and separate boundary maps.
The permitting authority changes as well. A homeowner on the Powhatan side who wants to add a shed, a pool, or a second structure applies through Powhatan County's building department and, if the parcel isn't on public water and sewer, needs a well and septic permit from the Powhatan County Health Department before that permit gets approved. A homeowner on the Chesterfield side goes through Chesterfield's process instead. None of this is visible from a listing photo, and very little of it is visible from a listing description, because the agent writing that description is usually working from the same MLS field everyone else uses: city, not county.

Neither figure is your actual bill. Both counties add school district costs and any special assessments into what shows up on the treasurer's statement, and Powhatan's own guidance is explicit that effective rates can vary within the county due to special taxing districts. It's that the base rate itself is different depending on which side of an invisible line your specific parcel falls on, and that difference exists before either county adds anything else.
Founders Bridge Isn't a One-Off
Founders Bridge is documented well enough to walk through in detail. It was established in 2001, spans roughly 600 acres of wooded, rolling terrain, and was designed around Independence Golf Club, an 18-hole course laid out by golf course architect Tom Fazio. Once fully built out, the community was expected to include around 400 homes, ranging from 3,000 to 8,000 square feet on lots between a half acre and just over an acre. That scale and that price range are exactly why the tax and school split matters here in a way it might not in a smaller pocket neighborhood. Buyers looking in this price band are often comparing Founders Bridge directly against comparable Midlothian communities on the Chesterfield side, like Salisbury or Brandermill, without realizing that "Founders Bridge" isn't a single answer to the county question.
The same source that flagged Founders Bridge as a shared community also named Bel Crest, Huguenot Hundred, and King William Woods as sitting in the same category, communities that share roadways and subdivision boundaries across the Powhatan/Chesterfield line. That doesn't mean every lot in those communities splits the same way Founders Bridge does. It means the pattern isn't isolated to one golf course neighborhood, and any buyer shopping the Route 60 and Route 288 corridor between Powhatan Courthouse and Midlothian should treat the county line as something to verify parcel by parcel, not neighborhood by neighborhood.
How to Actually Check Which Side You're On
None of this shows up automatically in a listing. Here's what does surface it before you write an offer:
- Ask for the parcel's tax map number and confirm the county it's recorded under. Deed and tax records list the county explicitly, even when the mailing address doesn't.
- Confirm the school assignment directly with the relevant school board's boundary tool rather than assuming based on the town name in the address. A Midlothian mailing address does not guarantee Chesterfield County Public Schools.
- Ask which county's building department and health department would handle any future permit, especially if you're planning an addition, a pool, or anything touching a septic system.
- Pull the current real estate tax rate for the specific county the parcel sits in, not the county the community is generally associated with, and apply it to the assessed value rather than the list price.
Powhatan County publishes its current tax rate directly, and it's worth checking against the county treasurer's page each spring, since the Board of Supervisors sets the rate annually after a public hearing.
